Demand for apartments has almost doubled: where Ukrainians buy new housing

Despite the full-scale war and regular Russian shelling, Ukrainians are not giving up on buying new housing. However, 90% of the demand for primary housing is concentrated mainly in cities that are relatively safe in military terms. Moreover, in such regions, the demand for new housing has increased by 1.5-1.8 times – while in general in Ukraine it has fallen to 35% of the "pre-war" level.

This was reported to OBOZ.UA by Marianna Bigunets, Sales Director of GAZDA Construction Company. She noted that Ukrainians prefer to buy new housing in the following locations:

  • in Uzhhorod;
  • Chernivtsi
  • Lviv
  • Ivano-Frankivsk;
  • Zhytomyr;
  • Dnipro;
  • Vinnytsia;
  • Kyiv.

At the same time, she emphasized that the existing demand almost completely coincides with the actual supply. That is, with the number of housing offered for sale in the facilities, the construction of which has not stopped or resumed since February 2022 and continues without pauses.

"Since the beginning of 2024, we can conclude that only what is actively under construction is sold in the primary market. Buyers are ready to invest in housing at the stage of excavation only from trusted developers who have been operating in the market for a long time and have a good reputation," said Bigunets.

In general, she noted, the vast majority of buyers are interested in housing that is ready to move in – that is, with repairs. Or it is in the final stages of construction.

The reason for this, she said, is that Ukrainians have become more cautious. Therefore, they do not intend to buy housing in frozen projects, even at a low price:

  • "the construction timeframes of which are, to put it mildly, 'blurred';
  • the fate of developers is in doubt.

As reported by OBOZ.UA, prices for 1-room apartments in the secondary market have changed throughout Ukraine. At the same time, they were rewritten both in the direction of rise in price and fall in price. For example, from March to May 2024, the cost of such housing increased the most in the Zakarpattia region – by 10%, to an average of $58,919. The largest decrease was recorded in Sumy region – by 6%, to an average of $27,090.
