Ukrainians will have to pay taxes for the apartments exceeding the established norm: fees to be charged for each "extra" square meter

Ukrainians will receive payments for real estate from the tax authorities by July 1. They will have to pay for apartments and houses the area of which exceeds the established norm. The fee is charged for each "extra" square meter.

Thus, the norm for an apartment is 60 square meters. For a house, it is 120 square meters. This is stated in the report of the State Tax Service.

If you have both a house and an apartment, the housing standard increases to 180 square meters. The real estate tax rate is set by local governments depending on the type of property and its location as a percentage of the minimum wage set as of January 1 of the reporting year and may not exceed 1.5% per 1 square meter.

Since in 2024 the tax is charged for the reporting year 2023, the tax rate is calculated based on the minimum wage established as of January 1, 2023, which was UAH 6,700 (the maximum rate per square meter cannot exceed UAH 100.5 (6,700×1.5%).

Thus, the amount of tax depends on the tax rate set by the relevant local council at the location of each real estate object and the total area of such objects.

For example, an individual owns an apartment with a total area of 65 square meters. The amount of tax is calculated as the product of the total area of the apartment, reduced by 60 square meters, and the tax rate of 1.5 percent (UAH 100.5 per square meter).

Calculation of the tax amount:

  • (65-60)×100.5 = UAH 502.5
